Make sure the realtor is knowledgeable about your local area and is an expert in your market. The realtor will set a price for your house that is competitive, sellable, and will hopefully put a little extra cash in your pocket or at least help offset the cost of your new house.
2. Clean, Clean, Clean!
Cleaning is one of the most important parts of getting a house ready to sell. Honestly, would you want to buy a house that had scuff marks all over the walls, dirt everywhere, and stains on the carpets? Neither would a prospective buyer.
Along with cleanliness is tidiness. Remove the clutter from the house. If a house is cluttered with belongings spilling everywhere a buyer may be worried there won’t be enough room for their own things.
Plus there is something to be said for aesthetics. Homes which are aesthetically pleasing inside and out stand a better chance of being sold.
3. Remodels and Building Plans
If you did any major remodeling to your home while living their make sure the building plans are updated and approved. You would be surprised how many sellers don’t do this and how many buyers walk away because of this.
Building plans which aren’t updated or approved can create a host of problems later on down the road for future buyers, and that isn’t something buyers would want to deal with. Plus approved and updated plans will be helpful for the buyer if they choose to do any remodeling of their own in the future.
4. Be Ready to Move
Make all the necessary preparations to move out on the agreed upon date. There is nothing more frustrating to a buyer than having to wait longer than expected to move in. All bills should be paid and a move-out plan in place.
